Qualifying Guidelines
The qualifying guidelines vary between the
different types of mortgages. The good thing is we offer so many
different programs that you most likely will be able to find one that
works for you.
Here are some "rule of thumb" guidelines for 1st mortgages:
- A two year credit history
- Two Years of continuous employment
- Total combined debts (including your new mortgage payment) can be
no more than 50% of your gross monthly income
Here are some "rule of thumb" guidelines for 2nd mortgages:
- No Bankruptcy's in the last 2 Years
- Foreclosures must be 3 Years or older
- Two Years of continuous employment
- Collections of Charge-Offs must paid or settled (Sometimes this
can be done with your loan)
